Mortgage rates are cooling. Here is what the data shows

Mortgage rates have moved down from their highs in 2024. The reports from Mortgage News Daily, Freddie Mac, and the Mortgage Bankers Association all point in the same direction. Rates were higher in early to mid 2024. They eased in late summer, jumped a bit in the fall, then started to drift lower again through spring and summer 2025.

  • 30-year fixed: Often in the high 6s to low 7s in early 2024. By mid 2025, many readings landed in the mid 6s with small week-to-week changes.

  • 15-year fixed: Lower than the 30-year at most points. It moved from the low to mid 6s toward the high 5s and low 6s during softer periods.

  • 30-year FHA: Usually a touch below the conventional 30-year. It climbed into spring 2024, then cooled to the low or mid 6s by mid 2025.

  • 30-year jumbo: Spent time above conventional during the busy parts of 2024. It later moved down along with other loans in 2025.

  • 5/1 ARM: Stayed fairly steady. Often near the low to mid 6s. It dipped closer to 6 percent during easier weeks.

What this means for buyers: Lower rates improve buying power. Your monthly payment can drop for the same price. Or your price range can rise while keeping your payment about the same. First-time buyers and careful planners benefit the most because small changes make a clear impact on budget.

What this means for sellers: Lower rates can bring more qualified buyers into the market. That can help showings and support stronger offers. Pricing still matters. A clean, well-priced home will stand out when more buyers are able to act.

September Home Care: Post-Monsoon A/C Tune-Up You Can Do in 30 Minutes

Monsoon dust and storms can clog vents, coat your outdoor unit, and nudge your energy bill up. A quick check now helps your system breathe easier as we finish the hot season and head toward cooler nights.

Quick Checklist

  1. Replace your air filter

    • Choose the right size and rating for your system. In dusty months, a monthly change helps. Mark the next change on your calendar.

  2. Vacuum return vents and supply grilles

    • Use a brush attachment to lift dust. Remove the vent cover if needed and wipe it clean.

  3. Clear the outdoor condenser

    • Turn off power at the disconnect or breaker before touching the unit.

    • Gently hose off the fins from the inside out if accessible, or from top to bottom at a low angle. Avoid high pressure.

    • Pick up all debris. Keep at least 2 feet of open space around the unit.

  4. Check the condensate drain

    • Look for water pooling near the indoor unit. If the drain has a cleanout, slowly pour a cup of distilled white vinegar to help limit algae.

  5. Test your thermostat schedule

    • Set an efficient schedule for weekday and weekend routines. Replace old batteries if your model uses them.

  6. Listen and look

    • After power is back on, run the A/C. Listen for rattles or grinding. Look for vibration, ice on lines, or weak airflow. If anything feels off, stop and call a pro.

Optional Add-On: Seal Your Cool Air

  • Attic hatch: Add self-adhesive weatherstrip so the hatch sits snug. If you see light or feel warm air, you are losing cooling into the attic.

  • Exterior doors: Inspect weatherstripping and door sweeps. Replace cracked or flattened strips. A tight seal cuts run time and noise.

  • Duct glance: Shine a flashlight on visible ducts. If you see loose tape or gaps at joints, note the spots and have a pro reseal with mastic.
